Two calculations, two questions

Debt service coverage ratio measures coverage of debt payments, but the numerator and denominator depend on the context. Visio Lending describes a residential calculation of monthly rent divided by principal, interest, taxes, insurance, and association dues (PITIA). Ask your lender which rent figure and payment components it uses.

Fannie Mae’s multifamily underwriting uses underwritten net cash flow divided by annual debt service. An operating cash-flow calculation accounts for expenses differently from a gross-rent residential ratio. Do not compare the numbers as if they were interchangeable.

In this academy’s residential calculator, the label “rent/PITIA” identifies the simple lender-style measure. The separate cash-flow result deducts vacancy, management, maintenance, and replacement reserves. Both are useful, but one does not substitute for the other.

Worked example · Hypothetical

Rent of $1,500 divided by $1,100 PITIA is 1.36. Separately, $18,000 annual income less $7,000 operating expenses gives $11,000 NOI; divided by $8,000 principal/interest debt service, NOI-based coverage is 1.38 before additional replacement-reserve treatment.
